What is a HIP?

A HIP is a Home Information Pack.

The Government introduced Home Information Packs in August 2007 as a new legislation to improve the transactional process of buying and selling property in England and Wales. From the 14th of December 2007 it will be compulsory for all homeowners in England and Wales to commission a Home Information Pack before being able to market their property for sale.

What Is an EPC?

An Energy Performance Certificate is one of the components of the Home Information Pack. This is a collection of information about your home, which your prospective buyer will need to complete the sale. It is compulsory that you have an EPC in place, before your estate agent can start to market your property.


EPC's will tell anyone who has an interest in your home, how efficient it is and it's effects on the environment on a scale of A - G.

  

The most efficient homes are in band A, and have the lowest fuel usage. The average home in the UK is in bands D & E for both ratings. The EPC will also include average costs for heating, hot water & lighting, along with recommendations on how to make your home more energy efficient and reduce carbon emissions.
