The most efficient homes are in band A, and have the lowest fuel usage. The average home in the UK is in bands D & E for both ratings. The EPC will also include average costs for heating, hot water & lighting, along with recommendations on how to make your home more energy efficient and reduce carbon emissions.

How long will the assessment take?

 This depends on the size of your home; usually a smaller home, say a flat or a one-two bedroom house would take about half an hour. You could expect a large house to take longer however it is not likely to be more than one and a half hours in total.

How long is my certificate valid for?

The certificate is valid from the time of its production for a period of twelve months and contains some valuable information relating to your home. Should you wish to commission an additional agent for the sale of your property, the certificate will be fully transferable - it is your property!

About the Packs
The person responsible for marketing a property must have commissioned a Home Information Pack by the time that the property is on the market. As soon as you have received the Energy Performance Certificate (a compulsory part of the Pack), you must provide potential buyers with a copy of the Pack, or any document from it on request and within the 'permitted period'.
